The BEST way to convert listing leads in 2025

Here's why I say this is the "best" way to convert leads into listing appointments:

  • It's been converting the most leads into listing appointments for my clients and students by & and by head count (so it just gets the most listing appointments, period)
  • It requires only 1-3 hours per week of time/effort from you - instead of hours daily for follow up (aka "chasing") leads
  • Any agent can do this - I have brand new agents do this, experienced agents, etc,.
  • It works for any type of niche - FSBO's, Expireds, down sizers, luxury homes, condos, rural acreage, investors, (literally every niche)

The method?

Hosting live Zoom calls 1-2 times per week.

Here's the bullet points on how to run them:

  • Have 15-20 minutes of helpful, educational content prepared to share (with slides is best)
  • Offer a valuable resources or next step that invites attendees to book a call with you in your calendar
  • Offer Q&A at the end to build relationship and give more value
  • You can take the recording of the call and email it out to your database afterwards to get more results from the call

After the call:

  • Confirm booked calls with all the people who did schedule a call
  • Call / text / email (only one of these) all the other attendees with a value focused intention and messaging (you'll be surprised at how many people engage warmly and turn into a listing appointment)

Btw, you can run ads to these live calls with pretty strong success.

Retargeting ads for this work especially well.
