No-cost listing leads

Hey all,

One of the common responses to our listing presentation series this month is "That's nice, but where do I get seller leads?"

And we have gone over what we believe is the number one source for seller leads--buyer leads. 

We have also covered how to generate and convert those buyer leads. 

While there may be better ways to generate listings, there is still great opportunity among For Sale By Owner (FSBO) leads. 

The probably is that FSBO leads are no secret. There are whole companies built around serving up the latest FSBO data to agents. And every FSBO gets bombarded with dozens of calls from aggressive agents trying to list their home.

Easy FSBO conversions (.mp4)

Top 3 sources for listing leads

Hey all,

We are wrapping up our month on listing presentation by coming full circle. The biggest reasons that agents want listings are 1) Freedom/Time and 2) Leads.

Nothing illustrates the first reason better than this message I saw in the group a little while ago.

On the one hand, it's awesome that he has so many active clients. Active clients mean commission dollars. On the other, his burnout is something felt by many agents and is exactly why there is such a premium on listings among agents.

What if that agent could free himself up from the time demands of buyers while also growing his income?

My advice to that agent then was simply to generate more leads and refer out the buyer leads to other agents so he could focus on the few buyers he chose and the seller leads he was already cultivating. The beauty of that strategy is that his current listings would feed the very lead generation I was suggesting! In the meantime, the other agents are generating referral income for him without being a drain on his time and energy.

Some of you might be thinking.

"Sure easy… just generate more leads. How in the world am I going to do that?"

Well, I am going to give you three free ways to generate tons of leads with listings. You can obviously use your own listings here, but if you are just getting started, it's incredibly easy to use the same strategies with borrowed listings.

1) Craigslist. Every agent I know has tried Craigslist at one point or another to advertise a listing. Very few of those agents have generated real meaningful business from it. So why am I still beating the Craigslist drum?

Because I have seen the power of free ads on Craigslist when you have the right tools. It's not just about asking for an email or a call. Or sending them to your website. It's about directing the customer to a tool--whether it be your lead capture website, phone hotline or text responder--that will capture the customer for future followup.

When you combine that with an ad format that draws attention and maximizes the eyeballs that are on your ad, you get a powerful combination that generates 2-3 leads per day for our average agent actively posting on Craigslist.

2) Facebook. This social media giant is currently the number three most visited website behind only google and youtube. There is no question that your customers are on Facebook. Harnessing that traffic in a way that results in you generating real customers is a little trickier.

No, I'm not talking about expensive click funnels, pixels and leadpages and complicated algorithms and demo-targeting. You almost have to be a full-time facebook marketer (or pay someone who is) to get those to work for you.

What I'm talking about is simple free posts with your listings while putting the right tools in front of customers to capture their information and ensure you get first crack at contacting them.

There are two ways to do this. The first is to duplicate the type of ads we run on Craigslist on Facebook's own online classified ad platform--Facebook Marketplace. This can be every bit as effective as Craigslist in lead generation and writing the ads is done for you by our automatic ad generator.

The second is harnessing your seller's sphere of influence by building a single property website (with lead capture installed) for your seller and then asking them to share the listing among their friends and family. It's a simple concept but it works every single time if you have the right tools.

3) Zillow. I can already hear the groans halfway between saying Zil and low. That said, there is no denying they have become a force in the industry and their site ranks number 1 as a destination for real estate customers nationally.

There are ways to generate leads from all those eyeballs without taking a second mortgage to buy leads directly from them.

Imagine this. Your listing goes up on Zillow automatically from your MLS and instead of your contact information being a footnote on the listing hidden in place of Premier agents paying for placement, you claim the listing to edit the photo.

On the listing photo, you have your contact information and logo superimposed so that the first thing a customer reads when they see that listing is how to contact you, the listing agent. Better yet, you can use a simple text responder and a call-to-action superimposed on the photo to generate leads from even the customers who might be hesitant to call an agent directly.

We have written about some of these techniques in great detail, and you might have seen that although they are all free to implement, you are going to need some basic tools. Some of the tools are free--like freephotobranding.com and listingcake.com.

Others can be pieced together from a number of different sources pretty inexpensively, but our Pipeline Pro Tools system has them all in one package.

Meet Nick

Hey all,

You don't know Nick.

He's just a regular guy from Michigan. And a great REALTOR.

We met Nick this spring when he signed up for Pipeline Pro Tools.

He got set up and got 30+ buyer leads his first weekend using the system. And within the month he pended his first deal at $560,000.

Let's review the timeline again:

Where to get listing leads
