Lesson #3 - The Loaner

It's day 3 in our series...

Race to 100 Leads

The premise of this series is that ANY problem in your real estate business can be solved by 100+ new leads.

So that's what we're going to help you with. Today is strategy #3 out of 5 total for the week

We call it "The Loaner". How to generate quality leads from borrowed listings.

If executed correctly, this strategy will get you 20 leads per post.

All right, let's go.

We call this the Loaner strategy because it's based around borrowing another agent's listings.

Quick Summary:
- Identify a good listing for lead gen
- Call listing agent
- Follow "Loaner" script
- Boom! Free listing.

Tools Needed:
- The Loaner Script
- Pipeline Pro Tools (optional)

Time:
Approx. 15mins per listing

Expected Impact:
20 leads per listing. Rinse and repeat as many times as you want.

This strategy will start generating leads almost immediately. Less than 2 hours! Rinse and repeat as many times as necessary.

You'll get a steady flow of 20+ leads every time you create a new posting from a loaner listing. The better the listing, the more leads you'll get.

Lesson #2 - The Yard Dog

Another day, another lesson in our new lead gen series...

Race to 100 Leads

The premise of this series is that ANY problem in your real estate business can be solved by 100+ new leads.

So that's what we're going to help you with.There will be 5 lesson total.

Today is lesson 2. The Yard Dog. I'm going to show another cool strategy for generating leads with a $10 yard sign and no listings.

If executed correctly, this strategy will get you 50-60 leads this month by itself. If you stack it with the other lessons, your potential is limitless.

Okay, let's jump in.

We call this the Yard Dog strategy because it uses an ugly $10 yard sign to generate hot buyer leads

Quick Summary:
- Execute Fizbonanza strategy from lesson 1
- Ask owner to plant a yard sign
- Get a Buildasign for $10
- Boost odds of taking the listing

Tools Needed:
- Buildasign.com
- Pipeline Pro Tools (optional)

Time:
Approx. 10mins per listing

Expected Impact:
10-50 leads per month

This strategy will take a a little time to work, but not much. Figure 2 days for your sign to arrive, then 1 week to start collecting leads. Rinse and repeat with multiple FSBOs.

You'll get a steady drip of 1-2 leads per week from each sign planted. More if the area is highly trafficked... and less if it's out of the way.

I expect a total of 40 quality leads per month from the Yard Dog strategy.

We call this the Fizbonanza strategy because it takes a regular old FSBO listing and turns it into a rich mine of quality buyer leads. (And 37% of the time we get a listing appt too!)

- Take a video of a FSBO property
- Share the video with the owner
- Flip the zillow listing to get free leads
- 37% chance of taking the listing

Tools Needed:
- Listing Cake
- Free Photo Branding
- Pipeline Pro Tools (optional)

Time:
Approx. 45mins per listing

Expected Impact:
55-60 leads this month

Don't do this

This is the email #2 in our current series.

So that's what we're going to help you with. I'm sharing 5 lessons this week to help you get 100 leads in January.

Today, I'm going to show 3 things you need to stop doing if you want to get more leads.

Let's jump in.

When an agent struggles to generate leads, I find that it's always the same root cause.

They spend all their time/money on strategies that don't work. (And thus, have no time/money for the things that would move the needle.)

Here's three things most brokers will tell you to do, even though they're wrong:

#1 - Post cards

I've heard this idea so many times over the years, I actually got duped into trying it.

Sending post cards to our sphere of influence was time-consuming, costly and never resulted in a single closed transaction in over a year.

This is one of those marketing tasks that makes you feel like you're busy growing your business, but produces few measurable results.

#2 - Cold calling

We've all met an agent who claims to take 20 listings per year from cold calling FSBO and Expired listings.

Sounds pretty tempting, right? The problem is it's not scalable.

Success is predicated on making calls for 4+ hours every day.

Want to double your business (8 hours of calling)? You can't because it would leave no time for working with clients. Also, if you take any time off your business dries up.

#3 - Buy leads from Zillow/Trulia

This one doesn't seem so bad at first.

You're guaranteed to get leads, and it's definitely scalable (just buy more zip codes).

The problem is ROI. To get 25 leads you might spend $2000.

Statistically you might close one deal (if you're good). That's HALF your commission if the sale price was over $200K.

If the sale price was under $200K, you'll be lucky to break even. If it's under $100K, you'll lose your shirt.

The reason why brokers still teach the nonsense above is they are longterm, low-yield strategies. If they don't work for you, your broker doesn't look too bad because you weren't expecting immediate results.

The first step to getting 100 leads over the next 30 days is to stop doing stuff that doesn't work.

For any lead strategy to work it needs to

-Generate consistent leads every day
-Be scalable
-Have a high ROI

I'm going to show you a 5 strategies that tick all of the boxes. But for them to work, you have to stop spending your time and money on ideas that are failing you.

This week we start a cool new series...

Each day this week, you'll get a crunchy lesson from me. The goal after 1 week is to set you up to get 100+ new leads in January.

I love to use the word "crunchy" but what does it mean?

It means that each lesson will include the exact step-by-step process you need to try the idea, complete with the list of tools you need, instructions, screenshots, etc.

What's the big deal with 100+ leads per month?

Well, there aren't many problems in real estate that can't be fixed by 100 quality leads.

Think about it.

Imagine your market is in recession and buyers can't qualify for loans. Get 100 leads. Even in a down market 10-20 will qualify. Works every time.

Or maybe your market is hot and there's no inventory? Get 100 leads...at least 22-25 of them will be sellers (Statistics 101). Works every time.

I could go on. But you see, basically any problem in ANY business can be solved by having 100 more customers.
