We all have big goals. But how do we go about trying to reach them?

If we're honest, it normally looks like this:

Pick a goal → Wing it → 12 months later wonder why you failed

What if it looked like this instead?

In today's lesson I'm taking it a step further and show you a live example of somebody planning out their business for 2018.

Last week during a normal training session, I pressed record and got the whole thing on tape.

Do you remember the opening scene to Forrest Gump?

Most people don't but it actually sets the stage for the whole movie.

It reminds me of how most REALTORS treat their business.

The movie opens to a white weather floating in the air.

We learn later that the feather represents how Forrest Gump lives his life. He floats along in life tossed back and forth in the wind -- never choosing his own direction.

This eventually leads him to star on the football team, fight in Vietnam, captain a shrimp boat, and play ping pong with the president.

Great movie, but bad strategy for real estate.

Unfortunately it's what a lot of agents do.

If we're brutally honest with ourselves sometimes we "Forrest Gump" our business.

We hear of an agent who's successful with cold calling FSBOs. "Hmm, maybe I'll try that."

We read about an innovative new facebook strategy. "I'll try that too."

We listen to a podcast on open houses. "Heck, it's worth a shot."

 The problem is when we do that WE ARE THE FEATHER FLOATING IN THE WIND.

Don't be the feather.

This is where you'll end up.

Running nowhere for no particular reason.

If you want to grow your real estate business this year, it has to start with rejecting the Forrest Gump way of doing business that we're all familiar with.

Step 1 - Decide what you want out of real estate. You can use my dreamline calculator to help you calculate what your dream lifestyle will cost.

Step 2 - Reverse engineer your income goal. This means deconstructing it into the smallest possible unit and taking little baby steps toward your goal every day. You can use our business calculator to calculate everything from how many leads you'll need to how many hours you should be working per week, and it only takes five minutes.

By the way, here's a live recording where we walked a real agent through planning out her path to making $100K this year. Watch it and be inspired. What is possible for you in 2018? You can find out with our business calculator above.

Step 3 - Implement strategies to hit your lead goal. We'll be covering this step next. Notice I said "strategies" plural? That's because you'll need at least a few strategies if you're going to hit your lead goal this year.

We're going to be sharing 100% free methods that will get you to 100+ leads per month. But before we get there, you need to complete step 1 and 2 above.

Otherwise you'll be Forrest Gump.

Your business will be like a box of chocolates. Because you're never sure what you're going to get.

This whole month we're focusing on how to hit your goals in 2018.

There are lots of fakes and phonies out there who tell us to just keep grinding. But I know lots of agents who hustle 24/7... only to make a slightly below average income.

All top producers take time to plan out their business.

If you want to hit your goals in 2018, follow along with these lessons. We are going to help you build the ultimate business plan... one that's easy to follow every day.

In the last lesson, we talked about how to quantify your goals. You can't get what you want out of real estate until you KNOW what you want.

Here's lesson 2 if you missed it. And here's the spreadsheet I use to turn my dreams into a simple income goal.

In today's lesson I'm going to show you how to build the ultimate business plan in about 5 minutes.

 

A good business plan isn't about fancy financial reports or slick looking projections. That stuff is about as useful as the world's largest bunny.

Looks amazing, but it doesn't DO anything.

A good business plan should take your goal and deconstruct it into the smallest components -- a series of baby steps you can take that add up to something huge:

  • Start here
  • Do this 
  • Then do that
  • BAM!
  • Achieve your real estate goals

That's what my real estate business plan looks like. That's how I started from nothing and listed 114 houses as a rookie agent.

I had a plan and I made teeny tiny baby steps toward it every day. Rinse and repeat 260x and you'll crush your goals.

I call this process "reverse engineering". I start with the end product (my income goal), and then I work backward to figure out what I need to do to get there.

Here's the tool I created to reverse engineer my real estate goals.

Then enter a few inputs.

Viola! There's your 2018 business plan.

Here's a few simple tips to get the best results from this tool:

- Take the time to calculate your effective company split. Don't fall for your company's hocus pocus where they SAY you're on a 90% split, but after franchise fees, desk fees, technology fees, etc you're only making 70%. Calculate your real effective split or this tool will be useless to you.

- Next don't mess with the "Number of Leads Needed Per Closing" assumption. The 24:1 ratio is based on real NAR data and years worth of data. Some agents will close at a higher ratio, but it's always best to plan your business based on the worst case scenario rather than the best case.

- Trust the system. You might find your plan unbelievable, but remember this is based on years and years worth of reliable data. Don't cut corners. If the calculator tells you that you need to work 68 hours per week to hit your goal, it's probably right. Accept that you need to work more or consider hiring a virtual assistant to handle administrative duties.

- Finally, print out your plan and leave it on your desk. Review it often as a reminder of what it will take to hit your goals in real estate.
