  • Homeowners know they're selling 6 to 9 months ahead, so January - March home sellers already know RIGHT NOW they're selling then. (So the first agent to get to them is most likely to secure the listing agreement).
  • Staying active right now means 1) you have less competition so it's easier to get to home sellers, 2) you will have a 70 day head start (read: advantage) over agents who "start" the day after New Years Day, and 3) you'll have actual momentum (the LIFE BLOOD of an agent's business)

Are you taking listings during the holidays?

On Monday I was speaking with a group of my clients about their listing goals for the remainder of this year.

During the call I reminded everyone how the effort we put in now to build our listing pipelines is what's going to create our business for Q1 of next year.

Because the majority of homeowners selling their homes in early 2025 already know right now that they're selling soon.

(Most homeowners know 6 to 9 months in advance).

So I hammered on the point that while many in our industry "slow down" right now for the holidays ... this is NOT the time for us to slow down.

Rather, it's "double down" time.

Because if our competition is slowing down, that means it's much easier to get to homeowners...

(because there's less agents actively competing against us!).

My clients asked what would be my top 1-3 listing generation plays I would run for the rest of the year to build a strong pipeline for 2025.

I made a video tutorial for them showing the top 3 listing getting "playbooks" I'd be running to build listing pipeline.

NAR vs Zillow

I hate to admit it... in the constant battles between us agents and zillow, we are usually the loser.

Not even NAR can protect us.

But there's one way that I'm winning against zillow, and I'm winning huge.

Zillow is crawling with white-hot buyer and seller leads in my market.

I'm talking ready-to-go, list-my-home-right-now leads... many in the $700-800k range and higher.

The problem is zillow wants to charge me ~$3000 per month for their names and phone numbers. They call it "Premier Agent" (or "Flex" in some markets).

But I've figure out a way to capture these leads for free.
