Introduce myself

Hey all,

This email is to say a quick thanks for being on the Guerilla Realty email list.

Some of you have been here for years, others only a few days. Either way, thanks!

Recently, though, it occurred to me that you you may not really know who I am, so I wanted to take a moment to introduce myself.

I am co-founder of Guerilla Realty and Chief Strategist.

This is me:

That photo was taken three years ago.

Since then I have captured 6500+ buyer/seller leads, and added at least that many new gray hairs.

That's 5.9 leads per day every day for three years straight. And I did that with...

-No paid ads
-No retail leads (zillow, trulia, etc)
-No purchased lists

Each lead was generated one at a time organically with two things.

1. My lead gen software: Pipeline Pro Tools
2. Two or three traffic strategies (which I publish for free).

I don't say any of this to brag, but rather to establish credibility quickly.

I'm obsessed with lead generation strategies, and I am the foremost expert in the field. Even Gary Keller has been caught stealing my ideas.

This is my brother (and co-founder).

He's a REALTOR just like you. But he's obsessed with productivity tools and follow up strategies. If you follow what he says, you will make more money. It's just a question of whether you're aiming for six figures or seven?

Glimpse

We're almost 30 days into the year. Quick question...

Based on the first 30 days, what will 2019 hold for you?

Let me give you a glimpse of what could be.

Monday - 7:00 AM

Your alarm goes off. You check your phone.

Here's what you see.

- 7 lead notifications
- 1 request
- 2 showing requests for the listing you took last week

That's $5,430 worth of business that entered your pipeline overnight. And the day hasn't even started yet.

You make coffee and walk into your office.

9:00 AM

You call the buyer leads first. They instantly recognize your voice from the Listing Cake video tour they got from you last night (automatically).

You make 7 dials. Talk to 3 people. Set 1 appointment. You politely let the other two know that you're not taking on anymore clients at this time.

You don't have a choice. You are averaging 8-10 new leads per day this month. You can't help everyone, so you cherry pick the best leads and refer out the rest.

10:30 AM

You look at the CMA request. Before you get started, you call the owner and ask a few questions to more accurately assess the home.

You find out that it's got a pool (score), they just renovated the kitchen, and a new HVAC system is going in today.

You make an appointment to meet the seller at the house to deliver the CMA in person at 5:30 PM. This is going to be easy.

11:00 AM

Your virtual assistant lets you know that the showing requests have been scheduled for later in the week.

It's not even lunch time, and your day has already been a huge success.

On the way to lunch you stop by the office to pick up your commission checks from Friday's multiple closings.

You're fulfilled. You do cool work. You help people. And you make great money. GREAT money.

How did this happen? How did you end up with a constant stream of new buyers/sellers who actually want to work with you.

That's what a lead generation machine does. There aren't many problems that having 100 quality leads won't fix.

Most agents believe you have to get lucky or spend decades building a referral network if you want to get 100+ new leads per month.
