Take the Afternoon Off

Dear Reader,

Out of all of the perks of being a REALTOR, there is one that doesn't ever get talked about enough:

I can take a random day off.

How cool is it to be able to ditch the desk, catch lunch with an old friend, then catch the latest action flick at 3PM (when the prices are cheaper and you can sit anywhere you want).

It's really cool. You're in control of your schedule, and your practice can bring in money even when you're at the movies.

I stopped attending closings about six months into my real estate career. Best decision you could ever make. Plan a day at the beach (or lake for you midwesterners) on your next closing, and tell me if you don't prefer it.

It's great. But I have a theory why REALTORS hardly ever talk about this perk. Most agents never take advantage of this perk.

They have to work around the clock just to scratch up enough customers to keep up their modest income. If we aren't busy attending a closing (for no reason), we are busy volunteering for extra floor duty, sitting open houses, or calling our sphere of influence.

And when we do force ourselves to take the afternoon off, we are unable to enjoy it, because we're worried about when/where we'll find our next customer. It wears on you.

REALTORS are struggling

I've been having a lot of the same conversation lately.

Realtors are struggling. You wouldn't think so by watching CNBC. But if you talk to agents every day like I do, then you know many agents are having a slow start to the year.

I spoke to one agent earlier this week who averages 20 transactions per year, but year to date in 2016 he has closed only one transaction -- and it was a nightmare scenario where he barely broke even on the deal.

Raise your hand if you're off to one of the worst starts of any year since you got into real estate. Don't worry, there are plenty of other agents raising their hands too.

If you recall, I predicted all of this late last year, and you'll be glad to know it's not your fault.

Real estate is entering a new era, and if you don't learn the new rules, your real estate career might be over before you know it.

Well over 90% of home buyers now visit Zillow during the initial phase of their search. Today the vast majority of those home buyers will already be connected with a Zillow agent before they ever get around to calling you (like in the old days).

What that means for regular agents is all our normal sources for customers are drying up. In fact, most of them are already bone dry.

"So the answer is just pay to be featured on Zillow right?"

I wish it were that easy. Because Zillow owns a virtual monopoly on the real estate search, they are able to charge whatever they want.

Even the top agents on Zillow aren't making that much money once you subtract their monthly Zillow bill. I've talked to agents who spend will over $5K per month with Zillow.

Plus, raise your hand if you have an extra $5K to plunk down to sign up with Zillow? Trust me, no one is raising their hand now.
