I proudly shared my goal with my new colleagues around the office and was embarrassed to find out that they thought my goal was not only ridiculous but impossible for an agent of my pedigree and with such limited experience.

It turns out, not even the top veteran listing agent in our office had ever listed 50 properties in a single year. And I had no prior experience in real estate.

I could have taken their advice and revised my goal at this time, but I didn't.

I had a detailed plan of action ("reverse engineered" like I now train agents to do) and an innovative listing approach that I had developed years before I ever got my real estate license. I knew my approach was superior to the traditional listing approach used by every other agent in town.

So really, why SHOULD I change my goal?

Well, that year I actually didn't meet my goal of 50 listings. I destroyed it! In my first full calendar year in real estate, I listed 114 properties.

That wasn't builder listings or condominiums. All my listings were single-family residential, listed one kitchen table at a time. Actually, in my case I was so inundated with listing leads that I developed a system to take listings over the phone to save time.

I became not only the top listing agent in my office but one of the top listing agents in the entire area -- all in a single year. Even better, I took all of my listings at 8% commission (or more) and sold my clients home in half the average DOM while netting them 3% more money in the process.

You're probably wondering exactly how I did it. Well I don't bother keeping it a secret.
