This whole month we're focusing on how to hit your goals in 2018.

There are lots of fakes and phonies out there who tell us to just keep grinding. But I know lots of agents who hustle 24/7... only to make a slightly below average income.

All top producers take time to plan out their business.

If you want to hit your goals in 2018, follow along with these lessons. We are going to help you build the ultimate business plan... one that's easy to follow every day.

In the last lesson, we talked about how to quantify your goals. You can't get what you want out of real estate until you KNOW what you want.

Here's lesson 2 if you missed it. And here's the spreadsheet I use to turn my dreams into a simple income goal.

In today's lesson I'm going to show you how to build the ultimate business plan in about 5 minutes.

 

A good business plan isn't about fancy financial reports or slick looking projections. That stuff is about as useful as the world's largest bunny.

Looks amazing, but it doesn't DO anything.

A good business plan should take your goal and deconstruct it into the smallest components -- a series of baby steps you can take that add up to something huge:

  • Start here
  • Do this 
  • Then do that
  • BAM!
  • Achieve your real estate goals

That's what my real estate business plan looks like. That's how I started from nothing and listed 114 houses as a rookie agent.

I had a plan and I made teeny tiny baby steps toward it every day. Rinse and repeat 260x and you'll crush your goals.

I call this process "reverse engineering". I start with the end product (my income goal), and then I work backward to figure out what I need to do to get there.

Here's the tool I created to reverse engineer my real estate goals.

Here's a few simple tips to get the best results from this tool:

- Take the time to calculate your effective company split. Don't fall for your company's hocus pocus where they SAY you're on a 90% split, but after franchise fees, desk fees, technology fees, etc you're only making 70%. Calculate your real effective split or this tool will be useless to you.

- Next don't mess with the "Number of Leads Needed Per Closing" assumption. The 24:1 ratio is based on real NAR data and years worth of data. Some agents will close at a higher ratio, but it's always best to plan your business based on the worst case scenario rather than the best case.

- Trust the system. You might find your plan unbelievable, but remember this is based on years and years worth of reliable data. Don't cut corners. If the calculator tells you that you need to work 68 hours per week to hit your goal, it's probably right. Accept that you need to work more or consider hiring a virtual assistant to handle administrative duties.

- Finally, print out your plan and leave it on your desk. Review it often as a reminder of what it will take to hit your goals in real estate.
