Results from my latest lead gen strategy

Hey all,

In our last training email, I shared with you the way we let someone else do the advertising for us and generated 13 leads in 3 days. We did it by using a simple tool and then allowing their motivation to be the driver for traffic.

I got some great questions from that video and I wanted to spend a little time diving into the details. If you haven't tried this strategy yet, you owe it to yourself (and your sales pipeline) to give it a shot.

Step 1 - Get a listing to advertise

This is the part where I lose many of you because you may not have any listings.

Or maybe you have a listing or two, but they are dogs. Either way, I have good news.

You don't have to have listings to make this strategy work. You can borrow listings but this time not for your ads, you are going to bring something tangible to the table.

Or you can try our FSBO strategy and advertise one of their homes. Literally ANY listing will work for this strategy.

Step 2 - Create a single property website

A single property website is NOT just a page on your existing site. It's a website devoted to one property.

Home sellers love them because it's THEIR site, not yours.

If you have our Pipeline Pro Tools system, then this part is super easy because it's one of the tools included.

If you don't, then that's ok too. There are hundreds of ways to build low cost websites without having to be a techy.

Add some property information, the price and some photos of the home.

Then make sure it captures leads. There are many ways to do it and our Property websites have lead capture built in, but you can start with Google forms or Sumo for cheap.

We built one for a FSBO recently. You can check it out at www.101pheasant.info but this is an actual site for an owner so please don't spam the lead capture unless you want to buy it. (BTW, it's for sale if you are moving to the area!).

Step 3 - Show your seller how easy it is to share it on social media

Seriously, it's that easy. Here is the post they wrote on Facebook (and they were thrilled to help get the word out):

Leads generated? 13

Total cost? $2.50 for a domain name and about 10 minutes of my time

And the best part of it all? I was able to reach someone else's sphere of influence without being that guy.
