The secret to getting what you want in real estate

Hey all,

In this email I want to talk about how to get what you want.

Lead generation is all about getting what you want — more customers, listings, commissions, etc.

So I think about this a fair amount, considering my full time business now is perfecting various lead generation strategies.

One of the principles I've uncovered is this:

To get what you want, you must learn to leverage other people's wants.

This may sound cuckoo to you, or it may sound obvious, but let me explain why this is actually one of the most powerful concepts in business.

Most people are wired to see the world as a zero sum game.

This type of thinking says, for one person to succeed, another must fail. For one person to gain, another must lose.

If we see someone get ahead in life, we're trained to assume he probably stepped on a lot of people to get there.

If you get your client a great deal on a property, you "stole it".

It's just how we think.

But the real world is much more interesting than that. Real life is full of win-wins.

Let me give you a few real estate examples:

When I was just starting in real estate, I had zero listings. Attracting buyers with no listings to advertise is darn near impossible.

So I looked around to see how I could leverage other people's wants to get what I want (listings to advertise).

Listing agents want to get as much traffic to their listings as possible.

So I emailed the listing agents on my favorite properties and asked them if could "borrow" their listings to advertise.

They said yes (duh), and that led to developing this strategy that gets 60+ new leads every month for free.

Here's another example:

When my team listed 114 houses in one year, we sold at 49% of DOM (ie twice as fast), and our sellers netted 3% above the rest of the market.

How? By leveraging other people's wants.

Agents want to make more money. We want to increase traffic (ie demand) to our listings.

Bribe your way onto them.

See, when you leverage other people's wants — and not just your own — you always win.

This principle is the basis for a new Facebook strategy.
