Hey RERAW Nation..
There are THREE things you can do today that will help you find your next deal(s) faster for your real estate business.
Oh, and quick heads-up, you still have to be willing to work. All strategies require your effort and involvement.
First, reach out to your database.
NO! I'm not talkin' about your Sphere of Influence (SOI).
I'm talking about everyone who's expressed an interest in buying, selling or renting a home who found their way into your database, CRM, pipeline.. whatever you like to call it for yourself.
Don't call or email.. just text them.
They're "warm" because they came in asking about something real estate.
Just ask them if they're still in the market to buy or sell a home.
If they're not.. ask if they already bought/sold or if they just put their plans on hold for a while.
Those who have bought or sold can hopefully provide some motivation for you to stay in better contact with your database moving forward.
And, anyone who has simply put their plans on hold.. well.. ask for how long and commit to maintaining that relationship moving forward so you can capture that business.
Naturally, anyone who says they're still in the market should be top priority. As when you can get on a quick call to catch up and get back in the field with them ASAP.
Second, direct mail.
Contrary to popular belief, people respond to letters in as little as about 20-hours from sending the actual letter.
What's nice is that these folks call you.. not the other way around.
To clarify, please understand that I'm not talking about postcards, geo-graphical farming or even hand written letters.
I'm talking about you selecting a niche audience..
Understand their problem.
Send a letter that shows how you have the solution to their problem.
The letter can be typed out.. the envelope is plain white and basic with a normal Forever stamp but it's hand addressed.
Example: maybe an agent in your office has a buyer that can't find a home. You have no buyer and no listing. So, you send a letter to homes that match the criteria of what that buyer wants. When you find an off-market listing, you'll represent the seller and the agent with the buyer.. well, they represent the buyer.
Simple, right?
Third, do open houses.
Love 'em or hate 'em.. people come to you, not the other way around.
And, don't just sit on the weekends..
Pick days during the week and hit a 10 AM - 2 PM slot or maybe a 3 PM - 6 PM if you wanna catch the crowd coming home from work.
Vacant? No problem.
Bring a folding table and chair.
Rental? Perfect.
Talk to tenants to get them into the rental to make a quick buck OR.. if they rule out the rental you're sitting open.. ask if they'd consider a purchase. Provide some feedback on how they may be able to make that happen and boom.. you've got yourself a buyer.
Open houses are slow where you are?
No problem.
Sit them anyway. You can either work from the house or the brokerage (where no one will come see you) or you can work in a setting where you're inviting people to talk to you.
If it's slow then work on that direct mail or on reactivating your database.
These three things alone could be your entire business in 2024 if you want it. Otherwise, use it temporarily to stimulate your business and get some deals flowing.
Now, there's a lot to unpack here, I know.
And there's only so much I can teach in an email.
If this is enough to be dangerous and make it happen.. go nuts.
