Here's an unpopular opinion:
The CMA is the #1 most important activity in your business.
In fact, a bad CMA is the easiest way to screw your clients.
And it doesn't matter whether you're representing buyers or sellers.
I call this the "Screw Your Clients" matrix...
Now, I don't know any agents that would knowingly screw their clients.
But I see it happen "by accident" all the time. Underpricing or overpricing due to a bad CMA.
It happens because they use a sub-par CMA method that does not reflect market changes.
- The "Old School CMA" (ie the one you learned in real estate school)
- The 1-click "Cloud CMA"
- KW Command, KVCore, 5-5-5, etc.
All of these CMAs are based on the same faulty method.
