How to get 100+ leads/month - lesson 1

Last week we talked about building a Dream Real Estate Practice. We'll call it DREP for short.

Every agent's DREP will look a little different. We all have different wants and needs.

But I can tell you that the key every agent's DREP is lead generation.

I'm not talking about buying grab bag leads from Zillow or REALTOR.com.

I'm talking about generating quality leads in a specific price range. But not just 1 or 2 of these leads per month -- you need a SURPLUS of leads every month (usually 100+).

If you can figure that out, you're less than three months away from living your Dream Real Estate Practice. Er... your DREP.

This entire week I'll be talking about the tools and strategies any agent can use to generate 100+ quality leads per month without spending any money on expensive ads or zip codes with Zillow.

Let's dive right in to the first tool.

"Text for Video Tour"

This tool is my current favorite. Last month I generated 26 new leads from the "text for video tour" method.

If you did the math in your head, that's 26% of the way to our goal of 100 leads per month. With ONE strategy!

I'll explain how it works, but first here's the lead breakdown if you're curious:

- 100% valid and include phone numbers

- No bogus leads (ie Mickey Mouse (555) 555-5555)

- All within my target price range ($275-325k)

- 81% answered the phone on first call

- 6 appts set on first call

The results come down to how you implement this strategy, so pay attention. I'm going to lay out everything step by step.

QUICK OVERVIEW

What you'll need:

1. A listing (doesn't have to be yours, you can borrow for this strategy)

2. An iphone or andriod device (anything that takes hd video and connects to the internet)

3. A simple text capture system

Boom. That's it.

Now here's how you use something as simple as a "video tour" to capture 26 leads every month.

STEP 1: Take a great video tour

Do you remember back in the early 2000s when "virtual tours" were the hot new trend? Agents would spend thousands on creating virtual tours.

The funny thing is they weren't even real videos. They were just a basic slide show set to bad jazz music. They were useless.

The world has changed since then. Now you can use your phone to take an amazing video tour that people actually WANT to see.

First, you need to choose the right listing.

REMEMBER, YOU DO NOT HAVE TO HAVE YOUR OWN LISTINGS TO TRY THIS STRATEGY.

Borrow an in-house listing or get permission to advertise another agent's listing -- then tell them (tell, don't ask) that you are going to take a video tour to publish on Facebook. And let them know you'll share the tour with them in case they ever want to use it.

Second, take the video.

Plan 30 minutes of your day to drive to the house.

You don't need a script, any fancy equipment, or production software.

All you need is your iphone or android.

Tip: turn your phone on its side before you start rolling for a wider view for the customer.

Imagine your on a showing and narrate the video starting the minute you step out of your car.

"Hi, this is Chris Jones. I'm here to do a quick video tour of 323 Whitney Drive. It looks like a gorgeous property online, but I wanted to come see some of the upgrades in person and identify any problem areas you need to see..."

Keep it casual and give a GREAT tour. Show people what they would want to see if they were actually in the house with you. Easy enough.

Third, upload the video.

You can upload the video to Facebook or Youtube -- doesn't matter.

Facebook typically gets a lot more views because it pops into your friends' feeds. They can then reshare or tag their friends in the comments if they know somebody who might be interested.

Once uploaded, steal the DIRECT LINK to the video.

STEP 2: Program your text capture system.

You need a basic text capture system. For a good one, it will run you $50-100 per month.

The text auto-responder allows you to assign a specific code to each listing you advertise.

You've seen them before:

Once you assign the code, set up your auto-responder to deliver the DIRECT LINK to the video your uploaded to Facebook.

Here's what my auto-responder says...

"Hey thanks for your interest in 323 Whitney Drive. Here's a complete video tour of the property. Call me at 910-670-7733 if you have any questions. Enjoy.
http://www.facebook.com/video/example092342375298"

That's it.

Now anytime a buyer texts that code two things will happen.

You'll capture the lead phone number. Cha-ching!

That's a real lead I capture yesterday afternoon ^

At exactly the same time, the buyer will get an instant reply with a link to the video tour.

They can click it and watch your video tour right from their phone without leaving their office chair at work.

Technology is amazing.

However there's one more necessary step if you're going to capture 26 new leads using this method. And it's the most important step of all.

STEP 3: Get traffic

Obviously you could have the greatest video tour of all time, and the most sophisticated text capture system of all time... but if you don't get any traffic, you won't capture any leads.

Here are the three methods I used to get free traffic last month, which resulted in 26 new leads.

Traffic Source #1: Zillow. If the listing is yours, you can claim it on Zillow, then use freephotobranding.com to add "For free video tour text 123094" to the lead photo.

I've written about this method extensively in the past. It works like a charm.

Traffic Source #2: Craigslist. If the listing isn't yours, skip Zillow and create a great Craigslist ad. At the bottom of the ad, add this short message "Save yourself a trip! Get a complete video tour by texting 123094 to 704-555-5555".

Craigslist generates thousands of hits in your market every day. People love getting a video tour directly to their phone. This is where the majority of my video tour leads came from last month. Rinse and repeat with multiple listings. Very effective.

Traffic Source #3: Facebook Marketplace. Copy and paste your Craigslist ad into the new Facebook Marketplace for an additional hit of traffic.

There are dozens of other ways to get traffic to your ad. These are just the three sources I use for traffic. And they're all free.

Implement this strategy and you're 26% of the way to your DREP (Dream Real Estate Practice).

I'll be sharing more strategies the rest of the week to get you all the way to 100 leads per month. There aren't many problems that having 100 quality leads won't fix.

Most agents believe you have to get lucky or spend decades building a referral network if you want to get 100+ new leads per month.

In reality ANY agent can do it if they have the right tools and strategies.
