Follow the steps, and you'll get results.
Here's the basic outline...
-Borrow a listing
-Create an irresistible ad (download my template)
-Post to Craigslist
-Get leads, Repeat
Now let's drill down to specifics.
Step 1: Borrow a "Blue Zone" listing
Want to attract high quality leads? You need to advertise a "blue zone" listing. If you have less than 5 blue zone listings, then I recommend this strategy for borrowing them.
(Btw I explain exactly what is a blue zone listing below.)
Go to Zillow.com, search for the "blue zone" price range in a desirable area. This is where you will find an unlimited source of the highest quality leads.
"Blue Zone" Price Range: 120% x Median Sale Price +/- 5%
For example, median sale price in Raleigh, NC is $279,000.
Here's the equation to find your blue zone:
$279,000 x 1.2 = 334,800
334,800 - 5% = $318,000
334,800 + 5% = $352,000
Blue Zone: $318K - $352K
Now call through the list to get permission to advertise. Super easy when you use my "loaner" script below...
Rinse and repeat step 1 to borrow at least 5 blue zone listings.
Step 2 - Create an irresistible ad
Writing an irresistible ad can be tricky, but here are the basics.
1. Don't list the price
2. Limit photos to 2-3 exterior shots
3. Bullet list of 5 best selling features
4. Crunchy call-to-action
Myth: Everyone assumes an irresistible ad needs beautiful flowery language. 🤮
Reality: It's more about what you leave out vs what you put in.
Follow points 1-3 above to maximize the viewer's curiosity. Then offer a crunchy call-to-action at the end (ie get the info I left out).
Result: Lead captured!
You can download a few real life ad examples below to use as a template.
Step 3 - Post to Craigslist
Create a Craigslist account and post the ad.
Some ads will produce ZERO leads.
Others will produce 12+ leads. (We call these "Green Light" ads btw.)
Optimize your results by posting 1 ad per day over next 5 days.
Remember how I told you to borrow 5 different listings in step 1? This is why.
Here's how the numbers work...
- 5 borrowed listings
- 8 new leads
- 100% buyers / 55% sellers
- 6-7% will close < 90 days
New Deals: 3 buyers + 1 listing
Avg Sale Price: $334,800
Avg Commission Side: 2.75%
Total Commissions: $36,828.00
Step 4 - Repeat
You can repeat the strategy every month for a total of 48 transactions per year and $441,936 in total commissions.
