Chris Jones has a cool story.
His first 6 months in real estate was a disaster.
He had high hopes, but reality was this... he had:
- 0 commissions
- 0 deals working
- 0 leads in pipeline
He was doing all the normal stuff your broker tells you to do.
Duty desk - They asked for 1 day per week. Chris fought for all 5 shifts.
Cold calling - Broker suggested 4 hours per week, he did 4 hours per day.
Bought leads - First from Realtor.com, then Zillow.
None of it worked. Chris was fighting uphill, sharing leads with 5+ other agents.
You know the drill... Even when he got a hot Zillow lead, he was the 5th agent to call (probably because he was on duty desk lol).
Something had to change.
So Chris canned all his broker-advised marketing ideas. And he boldly set a goal to take 50 listings over the following 12 months.
Stupid? Maybe. Chris had no prospects and NO reason to believe he could take 5 listings, let alone 50.
But he didn't care. He shared my goal with anyone who would listen.
Chris and I didn't know each other yet, but I can TOTALLY imagine him doing this.
Chris says he still remembers 2 senior REALTORS in his office who laughed at him.
But here's what I happened next:
Chris went back to his marketing background, and developed his first first "real estate marketing playbook". (Playbook = a step-by-step process you can use to get clients on demand.)
He knew the formula to get clients from past businesses he ran.
1. Get lead -> 2. Build trust -> 3. Close sale
This is the formula for every business. From chewing gum to RV sales. Why should real estate be any different?
So he got to work...
- Chris found a new lead source. He got my own leads, an unlimited supply, and didn't have to spend a dime for them. ( This is still Chris' #1 lead source today, even though he has others now.)
- He built trust with his Bulletproof CMA. He was an instant authority, and clients saw that he was different from the typical smarmy agent.
- He closed the sale with unique listing presentation. REALTORS hate it, but he closes 98% of listing presentations he gives.
Guess what? Chris didn't hit my goal of 50 listings that year. Instead, he smashed it with 114 listings.
