When I started building my real estate team, there were two kinds of agents that I met.
Agent #1, as you can imagine, was the rookie.
Fresh out of the room from passing their real estate exam.
Bathing in the pride from this new accomplishment, these agents find themselves quickly looking for a mentor..
.. maybe a broker or team who’ll just give leads away charitably.
After all, we were all new once and they need to get their feet wet.
Right?
Regardless, they are ready for whatever comes their way.
A slight ego and lots of energy.
And Agent #2, you ask?
Stuck.
Defeated.
They either fell into a few early deals and came to a screeching halt..
.. or never really got out of the starting blocks.
Every single one of these agents was, at some point, “Agent #1.”
Then..
Reality slapped them in the face.
SueAnn was Agent #2.
I met her for an interview at a Starbucks.
She’d started out on her own.
Ambitious and unafraid.
She cold-called and door-knocked.
But between the verbal abuse and countless follow-ups needed to even get in front of someone... she always felt like she was spinning her wheels.
Postcards…
Thousands of postcards.
(maybe you’ve done the same)
She picked a community and just blasted them over and over.
Watching the postcards fly out.. and the bank account getting closer and closer to zero…
All on a wish and a hope that maybe the wind would float her brand to the right house with an owner looking to sell.
But what she got was…nothing.
Perhaps the easier path was to join a team she thought.
So instead of one.. she went through two.. then three..
When SueAnn got to me, I was just the next guy who she expected to feed her a line and tell her to “be relentless” and to “get comfortable being uncomfortable.”
But what she wanted was leads.
Good leads.
Not the crap you could just buy online.
And if that’s what she was going to get, at least it wouldn’t be on her dime.
But then she heard my pitch… “Cold-calling and door-knocking are about the most inefficient and invasive lead generation strategies that agents use today.”
Her ears perked up.
Interviewing to join my team was a desperate attempt to finally make money after YEARS of struggling to do it on her own with her bank account getting closer to zero.
It had to happen this time.
Otherwise, it was back to work in her family’s deli.
Where she’d drive to work every day hating what she did…
Never being able to spend time with family.
Always living paycheck to check…
Basically doing the OPPOSITE of what she wanted when she decided to get into Real Estate.
“What do you do differently?” she asked.
“Everything,” I said.
See, real estate might be a numbers game..
.. but you wanna know what no one wants to tell you?
More than numbers..?
It’s a game of value.
It’s not about sending your postcard to 1,000,000 people
.. or banging on doors and dialing numbers for two-thirds of every day.
Those are lies told to you by lazy gurus who learned it at a seminar in the 1980s.
What it’s really about is talking to people, sure..
But it’s not about talking to everyone.
It’s about talking to the few.
The ones you can help.
And most importantly, the ones who call you.
So instead of talking to 1,000,000 people who DON’T want to work with you…
You only talk to the 10 that do AND will do business with you.
I taught SueAnn that it’s about delivering a specific message, and as a result, so much value to the right people that you barely have to talk to them to convert them into clients.
It’s about making more money.
Also known as… working smarter NOT harder.
It’s about having total control of the flow of that money into your bank account.. now and into the future
It’s about doing none of the things you suck at or hate doing.
Because that’s not why you got into real estate, right?
And only spending a short, concentrated amount of effort to reach the people who have been waiting for you to contact them..
Today, SueAnn and her partner do about $60M in sales volume per year.
She has great business..
.. incredible income..
.. time freedom..
.. and my favorite.. the time to do what she wants.
