| Hey... Here's something to keep an eye on for next year: #1: Antitrust (Compass vs Zillow) Zillow's "1-day rule" allegedly forces agents into their pipeline. If you promote a listing early, Zillow can bury it or remove it. #2: Copyright ($1B Claim) CoStar says Zillow used thousands of listing photos without permission #3: Rental Antitrust (FTC + States) FTC alleges Zillow paid Redfin to stop competing in rental ads. #4: RICO Class Action Claim: Zillow redirected buyer inquiries away from listing agents and into Zillow affiliated agents and lenders #5: Mortgage Steering / RESPA Allegations of hidden referral routing into Zillow Home Loans #6: Consumer Fraud Claim Claims Zillow inflated views, saves, traffic and displayed outdated or wrong listing data. In summary: Zillow's ecosystem is fragmenting. The pressure is mounting and the cracks are starting to open. If you're an agent who is dependent on 3rd party platforms for your business, you're often building on shaky ground. You're either a hitch hiker in someone else's ride or the driver of your own vehicle. What are your thoughts and experience? Andrey . . . |
