Race to 100 Leads

The premise here is ANY problem in your real estate business can be solved by 100+ new leads.

So that's what we're going to help you with. I'm sharing 5 lessons this week to help you get 100 leads in Nov.

Today, I'm going to show 3 things you need to stop doing if you want to get more leads.

When an agent struggles to generate leads, I find that it's always the same root cause.

They spend all their time/money on strategies that don't work. (And thus, have no time/money for the things that would move the needle.)

Here's three things most brokers will tell you to do, even though they're wrong:

#1 - Post cards

I've heard this idea so many times over the years, I actually got duped into trying it.

Sending post cards to our sphere of influence was time-consuming, costly and never resulted in a single closed transaction in over a year.

This is one of those marketing tasks that makes you feel like you're busy growing your business, but produces few measurable results.

#2 - Cold calling

We've all met an agent who claims to take 20 listings per year from cold calling FSBO and Expired listings.

Sounds pretty tempting, right? The problem is it's not scalable.

Success is predicated on making calls for 4+ hours every day.

Want to double your business (8 hours of calling)? You can't because it would leave no time for working with clients. Also, if you take any time off your business dries up.

#3 - Buy leads from Zillow/Trulia

This one doesn't seem so bad at first.

You're guaranteed to get leads, and it's definitely scalable (just buy more zip codes).

The problem is ROI. To get 25 leads you might spend $2000.

Statistically you might close one deal (if you're good). That's HALF your commission if the sale price was over $200K.

If the sale price was under $200K, you'll be lucky to break even. If it's under $100K, you'll lose your shirt.

The reason why brokers still teach the nonsense above is they are longterm, low-yield strategies. If they don't work for you, your broker doesn't look too bad because you weren't expecting immediate results.

The first step to getting 100 leads over the next 30 days is to stop doing stuff that doesn't work.

For any lead strategy to work it needs to

-Generate consistent leads every day
-Be scalable
-Have a high ROI

I'm going to show you a 5 strategies that tick all of the boxes. But for them to work, you have to stop spending your time and money on ideas that are failing you.
