there's no such thing as a wasted conversation
Many agents think a "no" is the end of the conversation. I think that's a mistake. Here's why: if prospecting is an infinite game, there's no losing... A "no" today doesn't disqualify someone from being a "yes" later. Case in point: I called about a property that used to belong to a guy named Garry. Most agents would call that a dead end. Why? Because if or when something changes for her, I already have a buyer who'd want that property... Same thing happened with Troy, an agent I called who's sitting on his own multifamily property... Even the calls that seemingly "went nowhere" (3 flat "no's" in a row on one card) None of these conversations were a "win" in the traditional sense. wrong number, right guy
Wednesday I called about a multifamily expired listing at 6/8 Kenneth Ave. Turns out he'd already bought the property. Instead I got curious. So I mentioned a portfolio of four off-market rental properties I had in that area... I saved him as a new pocket buyer on the spot. None of that happens if I hang up thinking "wrong number, nothing here." The lesson isn't "cold call harder." Want to see the exact moment this happened?
