I'm going to make a bold allegation:
Most agents don't know how to price a house correctly.
It doesn't matter whether you're a buyers agent or a listing agent...
Correctly pricing a home is 1 of the top 3 skills you need as a REALTOR.
Sadly, most agents use a broken method.
See if this sounds familiar:
- Pick 3 active comps
- Pick 3 closed comps
- Discard any comps you don't like (call them "outliers")
- Find the average
Or maybe you do one of those one-click "cloud CMAs".
Either way, it's the same methodology.
And it SUCKS.
I have a better method, and you don't have to be a math genius to use it.
