Many agents want the BIGGEST list they can get... 7,000 senior homeowners. 12,000 absentee owners. 40,000 renters. Then they burn through 30 names, get no replies, and quit. Here's what I've learned: the agents who actually close deals from prospecting (MYSELF INCLUDED) do the opposite. They start with a small, hyper-targeted list. Then they squeeze every drop of juice out of that lemon before they go look for a new one. 435 senior owners is a lot. But senior owners who are also delinquent on taxes, in a home over 2,000 square feet, in one specific ZIP? That's a real list. That's a list where every single contact card matters. Where you'll work a phone AND an email AND a family member if you have to. Where you're a "private investigator", not a spray-and-pray marketer.
