Drive past it this week and you'll assume it sold.
The sign is gone. The lockbox is off. It's not in the MLS anymore.
It didn't sell.
The seller quit.
They didn't get their number. They got tired of cleaning the house for strangers. They decided to wait the market out — and they pulled it down. No sign, no agent, no plan. Just a homeowner sitting in a house they've already mentally moved out of.
There are more of them right now than at any point since 2020.

Here's the number nobody in your market is looking at.
In April, 5.8% of every home listed in America came off the market without selling. That ties the all-time record — set in March 2020, when the country shut down.
Now the part that should get your attention.
Roughly one in five of those homes comes back on the market within three months.
They're not done selling. They're regrouping. Which means every one of them is a listing appointment with a ninety-day fuse on it.
The agent who reaches them inside that window takes the listing. The agent who waits gets to watch it go live under somebody else's name.
And here's why almost nobody is working them.
They're not on your expired list.
A seller who quits doesn't expire. They withdraw, or they cancel. Different status, different report, and most agents never pull it. They run the same expired list every Tuesday morning that eleven other agents in town are running, and they never see the sellers who are actually the easiest to talk to.
That's the whole opportunity. It isn't a secret. It's just a report nobody opens.

Wednesday, I'm going to show you exactly how to work them.
1. Where they actually are. The exact report to pull, what to filter for, and how to build the list in your market before you log off Wednesday.
2. The opening line. What to say in the first fifteen seconds so you don't sound like the four other agents who called them that week. A seller who quit isn't defensive about failing. They're embarrassed about quitting. That's a completely different conversation, and it opens completely differently.
3. The price conversation — word for word. Most of them walked over price. Here's how you bring it up without repeating the exact conversation that made them quit in the first place.
4. The ninety-day follow-up. They're not relisting today. So here's the sequence that keeps you in front of them until the day they are — and makes sure yours is the name they think of.
Picture Wednesday afternoon. You log off, you pull one report, and you're staring at a list of motivated sellers in your market that nobody else in your office even knows exists.
That's not a someday thing. That's Wednesday, if you're in the room.

This one is live and I'm taking questions on the call. That part only happens once.

P.S. Every one of these sellers still wants to move. They just stopped believing the person they hired could get it done. That's not a hard listing to take. That's the easiest conversation you'll have all fall — if you're the one who shows up. 👉 Register here.
