That's a wrap on aged expireds. A month ago we started working listings that came off the market 31+ days ago and never sold. Most agents forget about them. That's exactly why it works. This week we went from raw MLS data to hand raisers to buyers, all LIVE. Here's the whole week in one place: ✂️ Mon: I Had AI Agents Work My Expired Listings An AI agent pulled expired and canceled listings from the MLS, and we scrubbed them down to the ones that are truly off market. Red ocean vs. blue ocean: you go where the other agents aren't. Be clear on the outcome you want first. The AI comes second. ✂️ Tue: AI Agents Text & Email Aged Expireds Text and email don't replace the phone call. They add leverage. Average phone pickup is around 10%, so the other channels matter. AI is only as good as your instructions, so be specific. ✂️ Wed: How to Find Cash Buyers for Aged Expired Listings I showed three free ways to find cash buyers: active cash buyers in LeadDeck, ChatGPT voice mode, and a Facebook group search trick. Leading with an offer beats overcoming objections. ✂️ Fri: The 7-Step Reverse Expired Method (the wrap-up) Stop calling on day one and let them cool off first. Keep your proposal simple, with one offer or a few, and never more than three. Follow up on the "not yet." That's where a lot of these come from. (Prefer the raw, uncut lives? Here's that playlist: https://www.youtube.com/playlist?list=PLMlna8pMT6ro) Want to go deeper? Our free workshop is every Wednesday at noon Eastern: 🎟️ https://leaddeck.ai/training And November is all about tired landlords. We're live Monday through Thursday at 10am Eastern, starting Monday, Nov 2. Have a great weekend! -Josh P.S. Have you heard or seen what we're doing with your MLS Deal Machine?
