Earlier this week, a motivated seller told me he was interviewing multiple agents. I didn't show up with a 40-page listing presentation or a 189-point marketing plan. I sent him one page. A simple proposal laying out exactly what we'd do to solve his problem. Less than 24 hours later, he basically said, "You're hired." We're listing his property next week. That's the whole lesson of Week 2 in one story: Don't try to convince the seller. Propose a solution. --- And on Thursday's live, I kept working the cards. A few moments worth sharing: 📞 A number on the DNC turned out to be publicly marketed online for the owner's business, so I called.
She was still open to offers... but the property had been relisted the day before.
If I'd called a week earlier?
Who knows.
Timing matters. 📞 Another owner wasn't selling (he'd rented the place out), but he's an active investor.
Now he's saved in my phone as a pocket buyer. 🕵️ And the hardest-to-reach owners?
Those are often the best leads, because nobody else is getting through to them either.
So I got resourceful and sent direct mail. Every single day I prospected live in this series, 25 to 35 minutes at a time, I came away with a new potential client. --- 🎬 Catch up on Week 2 Mon – An Aged Expired Said YES! Now What?
