How much do you love calling expired listings the morning they hit the MLS? Yeah…me neither. Most of us were taught to jump on expireds the day they expire. You and 15, 20 maybe even 50 other agents dial the same seller before lunch, they're annoyed, defensive, and they hang up on all of you. No wonder most agents hate working expireds. Here's the thing: expireds aren't broken. The way we've been taught to work them is. That's why this morning at 10AM EST I'm kicking off a 4-week LIVE series on our Reverse Expired Method. And this isn't a theory-only training. We're going to build the list, verify it, and call it together, right on screen, in real time. Today we'll cover: ✅ The 3 problems with the traditional expired approach (wrong time, wrong ask, too much work) ✅ Why I wait 31+ days before I ever contact an expired ✅ "Who expired today?" vs. "Who expired… and STAYED expired?" Then we jump into the MLS live: pulling 31+ day expireds, setting the filters, and exporting our first batch of ~25 to work this week. 👉 Join me live here: Here's the plan for the week (Mon–Thu, for 4 weeks): Day 1 – Why We Wait 31 Days Day 2 – Verifying The BEST Opportunities Day 3 – The Reverse Offer Strategy: the 1 question that gets sellers talking Day 4 – Live calls + the 4-touch sequence Grab a coffee, open your MLS, and work it right alongside me. If you can't make it live, the replay will be on the channel, but the real value is building your list with us in real time. See you on the live! Josh PS. Want a clear plan for hitting 1 deal a week?
