Thursday morning, near the end of the live, I called an aged expired. Straight to voicemail. Box full. Couldn't even leave a message. Most agents would shrug and move to the next card. Instead, I sent one simple text. I told them I'd just tried to call but their voicemail box was full, and asked if they were still accepting offers on the property. A few minutes later, while we were still LIVE on air, my phone buzzed. They replied. It's a rental with a tenant in place, they're open to a conversation, and I'm now putting together preliminary offer options for them (and I've got pocket buyers who'd be a fit). Why did that work? Because the text tied directly to the call. It proved I'm a real person who actually tried to reach them, not another spam blast. And the question was easy to answer. Don't chase the answer. Make it easy to respond. And it wasn't a fluke. The Perry County deck I worked this week had 30 cards. I've already got 4 warm leads out of it. That's over 13%, and that's before the nudge emails and direct mail have even had a chance to do their thing. --- 🎬 Watch the whole week If you missed any of the lives (or want to watch me work the cards again), here are both versions: ✂️ Edited (dead air removed, just the good stuff): https://www.youtube.com/playlist?list=PLI4uUQTHnuaE 🎥 Raw & unedited (every call, exactly as it happened): https://www.youtube.com/playlist?list=PLMlna8pMT6ro --- 🃏 Want to skip the prep? The method works. But pulling, scrubbing, and skip tracing the list takes time. That's why we built the Aged Expireds Power Pack. For $99, you upload your MLS export and we: ✅ Scrub it down to the 25 best aged expired leads in your market ✅ Skip trace each one across 3 premium skip tracing services ✅ Load them up as Lead Cards so you can tap to call, text, email and even send direct mail Plus the playbook, wiretaps of real expired calls, and a detailed case study of an expired that closed using this approach. 👉 Get the Aged Expireds Power Pack: https://leaddeck.ai/expireds We're back LIVE Monday at 10am Eastern to keep working the cards. And next Wednesday at noon Eastern, I'm hosting a free workshop on the full 1 Deal a Week Blueprint. Watch for the link. Talk soon, -Josh PS. If you only watch one replay, make it Day 4. You'll see that reply come in live.
